Members of NORCHOA recently met with a developer who is considering building a large retail establishment on about 12 acres of undeveloped land at Dunn and Falls of Neuse. What we know at this time is that there is interest in an anchor store perhaps 50,000 square feet in size. Entrance to the plaza will be from Dunn Road. One possibility is another grocery store. For example, the Wakefield Harris Teeter occupies about 50,000 sq feet.
NORCHOA is concerned about the additional traffic that this facility will bring to the area including the presence of large delivery trucks. Currently, Falls of Neuse is designated for no truck traffic except local deliveries. Also of concern will be the presence of parking lot lights 24/7, noise, trash, and possible increases in crime.
If the facility is to be anchored with a grocery store, there is concern that the area cannot support another. Two Harris Teeters and two Food Lions are also nearby with Krogers and Whole Foods not far on Strickland and The Fresh Market on Falls of Neuse. Added to this mix are nearby Target and Walmart. Can we accommodate yet another grocery store or will one of the established stores be forced out of business as happened with Krogers in Wakefield a few years ago?
Before any facility of this type can be built at this location zoning will have to change and the city will have to give its approval. What do you think? Send us your thoughts at email@example.com.
